Manager's Report
March 21, 2006
Today we have 907 spaces full, 165 renters and 742 owners. Last year at
this time we had a comparable amount of spaces full with 134 renters and
615 owners for a total of 749.
We finally had some rain and sure enough the roof over the Library
building still leaks. Last summer maintenance caulked the entire
roofline where it meets the wall on the inside and the outside. Our next
step is contracting a roofing company to see if they can find where it
is leaking and decide what to do about it.
The rain also played havoc with our telephone lines. Rain shouldn’t
bother the phone cable, but if the covering has been damaged water can
get in and it causes shorts. Many residents report static and other
noise on the line after a rainstorm.
Today, we are replacing a splice by 822 where water has caused
considerable damage over time. There is an underground water valve right
beside a bottle tree. The valve has a small leak which caused the roots
of the bottle tree to grow that direction finally compromising the
cable. Phone service will be off on lots 797 through 822 for most of the
day. I apologize for the inconvenience it causes our residents on that
block. We have been working on their phone problems for a few days.
We have had the wireless “hotspot” for about two weeks. Arvella Taratuta
and Bob Wagenvoort from the computer club assisted with this project.
Bob hooked up the router and Arvella brought her laptop to test our
signal. We tested the range on the hotspot. We were able to receive the
signal in the lobby, the ballroom clear to the large stage, the patio,
and the Navajo Room to the north wall. I am pleased that the area is
quite extensive and should help with congestion in the Library.
Last Tuesday Pet City had their annual meeting. I was cordially invited
to attend. We discussed problems in Pet City regarding rule violations
by owners and renters alike. I showed them the Pet Registration forms
that I have made. I will have the realtors include a pet registration
form with every lease they send for rentals in Pet City, a copy of Rules
and Regulations, Section 10, concerning pets, and a letter explaining
what to do before you decide to rent in Pet City to make sure your pet
will be allowed in the park. It is the lot owners’ responsibility to
inform renters with pets exactly what the rules are. The information
sent from this office is intended to assist owners with this
responsibility, not to relieve them of it.
We have a new housekeeping crew. I think they are doing a fine job as I
noticed a marked improvement in the appearance of our rooms.
As lot owners prepare to leave for the summer, I ask you to please spray
your weeds. With our recent rain weeds are popping up all over. It is
also a very good idea to have someone look after your property while you
are away. Property caretakers are your first line of defense if a
problem arises while you are away. Caretakers will also spray weeds for
you and save you a bill from the park. We have a list of caretakers in
the office.
This will probably be the last board meeting for this season. I will
take this opportunity to thank the board members for their assistance
throughout the season. I also want to thank all of the committee members
for their hard work and advice. I hope you all will attend the volunteer
party on Thursday evening. It is one small way we can honor you and
thank you. Volunteers really do make the park operate efficiently. We
couldn’t do it without you. Thank you all very much!
