Manager's Report

November 21, 2006

Today we have 554 spaces full, 506 owners and 48 renters, compared to 531 total with 484 owners and 37 renters this time last year. As our population grows, it seems that we need to be reminded to watch out for pedestrians and bicyclers. The speed limit in the park is 10 mph. Even though pedestrians do have the right of way, it is imperative to pay attention to motor vehicles, golf cards and bicycles. The curb in front of the mail hall is painted red for a reason, it means NO Parking. Therefore, the yellow striped area is not a parking zone.

I think I neglected to mention at the last meeting about the pine trees by the Horseshoe pits. We had to take several of them down this fall because of blight. Unfortunately, there are two more that don’t look too great. Dave Hopps, George Kelly, landscape committee and I are exploring ideas of replacements. Although I miss the stately pines, we are thinking about ficus. These are slow growing, non deciduous trees which would not be messy. The big pines dropped needles and cones all over the horseshoe pits and surrounding areas.

Parking woes – As most of you know, we are short of parking spaces. Residents who have 2 vehicles need to find another place to park the second vehicle. Procure permission from a neighbor or friend who will not be here for awhile or rent a spot. Our rules do not allow parking overnight in common areas without a permit. Permits are temporarily issued for 5 days and designed to allow residents or their guest to park, or to help our residents who are building additions. We do not have enough space to park second cars at the shuffleboard court or the laundries. All cars parked overnight in these areas will be ticketed.

As many of you know, we will have to handle our trash pickup differently starting in July. The trash companies will no longer offer hand pickup service. They want to go to a less labor intensive method. I have several options in mind but would like input from residents. So stop by my office if you have a good idea.

The retaining wall in the pet run is completed and looks very nice. The volunteers and landscapers did a great job. Let’s give them a hand.

As you can see the stage extension project is nearing completion. These volunteers have done a really good job for everyone. Not only is the stage larger but they also cleaned out a lot of unused stuff underneath to allow for better use of the stage space. And we now have two sets of safe steps to use. Thanks to these hard workers.

Billiards tables are being dismantled and removed today. Maintenance will remove the benches and the carpet when the tables are gone. The new carpet will be installed tomorrow. One week from today the new tables will be delivered.

During the summer, we had to replace two air conditioning units. These units are located over the ceramics room, china painting room and Activities office and the main office. These units were paid out of operations money. I am asking the board to approve this expenditure from Reserves in the amount of $5100.

Also, please be advised that the trash will be picked up this week on Friday because of Thanksgiving.
