Manager's Report
March 20, 2007
Today we have 911 spaces full, 163 renters and 748
owners. This number is down from last year at this time when we had 172
renters and 760 owners for a total of 932.
Inventory sheets have been distributed to all Activity
groups. If your group has not yet returned it to the office, please do so.
We need to know what we have in all shops, etc. for insurance purposes.
This past weekend we had a pump go out in the spa. It
has two pumps, but only half of the jets work and they do not work properly so
don’t be surprised. Maintenance replaced the pump motor yesterday so all is
well.
We also had a problem with the recirculation pump on the
hot water in the main showers and laundry room. It was accidentally turned
off in the Craft Shoppe. Maintenance found the problem on Sunday and
rectified the situation.
The filter in the small pool became clogged and needed
to be taken apart and cleaned out. This time of year with such gorgeous
weather, we have a higher than usual bather load and more suntan oil seems to
find its way into the pools. The cells in the salt chlorine generators also
need to be taken apart and cleaned once a month. We did find a faulty cell
this last week and are having it replaced under warranty. All in all we are
very happy with the salt pool. Residents are reporting their satisfaction
also.
We are having a problem in the driving cages. Balls are
getting through the netting and flying into residents’ lots. It seems
impossible that these balls are getting through three layers of netting and
one fence, but it is happening with increased frequency. In order to stop
damage to property, I have removed the balls and golf clubs at the driving
cages. We have already had damage to vehicles reported and we don’t want
more. Maintenance will beef up the netting on the top of the cages this
summer. We will have Dave Bang and Associates, a company that specials in
sports equipment, consult with us.
Three new heads are on order for lights in the
Shuffleboard Courts. I apologize to all players for not having them ready for
their Midnight Tournament last week. The electrician was here working on
them, but the fixtures themselves were fried.
New gates for the pool area are being built and they
should be ready to install next week. The gate between the showers and the
spa is the worst one, so it will be the first to be replaced. The company
doing the work, Custom Fabrication, will replace a gate every two weeks. Some
of the gates and closers can be repaired. At least two of the gates need an
additional post to be compliant with code.
As more residents prepare to leave Golden Vista, I
remind you that it is a very good idea to have a caretaker for your property
when you are away over the summer, especially if you have a park model or 5th
wheel. Your property caretaker is your first line of defense in a storm
damage situation. A caretaker can make certain there are no problems or
notify you immediately if a problem arises and they can spray your weeds. A
list of property caretakers is available at the front office.
We still have several activities planned before you
leave. Don’t forget the Volunteer party is scheduled for March 27th at 7:00
pm. This party is to celebrate our wonderful volunteers and includes board
members also. The End of Season Party will be April 3rd at 7 in the ballroom.
We are cleaning out the frig and using up supplies. Be sure to attend this fun
affair.
As the season winds down, we are already preparing our
list of summer projects which includes maintenance and painting on the
perimeter wall, painting on the west side of the recreation buildings, the
fountain out in front, paint in the lobby, work on the windows in the Library
building, repair of ceiling tiles in the Library building just to name a few.
We also will repair the cook deck by the small pool, paint new street signs
and lines in the parking areas, trim the palms and sweet the streets, etc.
