Today we have 923 spaces full, 763
owners and 163 renters. This compares with last year at this time when we had
794 owners and 149 renters for a total of 943 spaces.
As you may have noticed, we’ve had
some problems with the pools and the spa. First the heater in the big pool quit
and we had to have the heater rebuilt. Fortunately, most of it was done under
warranty. Then the motor in the pump went out in the spa which meant that the
jets wouldn’t work. We’ve replaced the motor and now everything is working in
the spa. One of the chlorine producing cells in the small pool had to be
replaced just yesterday.
Closing the restrooms/showers by
the pool for cleaning during the day has really made a big difference with our
mold problem. Each day the showers are sprayed down with an anti-bacterial
cleaning solution and a mold inhibiting solution. We’ve managed to eliminate
the mold and keep the rooms much cleaner. Every effort is being made to have
the showers opened again by 11:00 or 11:15am each day. I know it is
inconvenient for swimmers and we are doing our best to make it as painless as
possible. We are cleaning the women’s first so that the people from the water
aerobics class that gets over at 11:00 will be able to shower afterwards.
We now have working exhaust fans in
both the ladies and men’s rooms off the lobby. This is great! The fan motors
needed to be rebuilt and the electrical connections were corroded.
All this rain has pointed out that
we are still getting water in the Sewing Room. Early yesterday morning, there
was no water on the floor, but by mid-morning the carpet was wet again. I think
this time lapse shows us that the leak is not necessarily over the Sewing Room,
but may be coming in somewhere else and traveling. We must get a roofing
company to check the roof on that whole building to see what is happening. We
replaced a 10 foot by 30 foot section of roof tiles over the south west corner
of the building summer before last, but that obviously did not stop the leak.
It appears that we also have a leak in the ballroom that shows up after it has
stopped raining that needs to be checked out.
The lift has been out of commission
for the past week or so. Last Thursday I called Fred Bartels who fixed the
lift. The problem was electrical. He explained to me that when you have a lift
that is outdoors like ours, that anytime it rains moisture can get into the
electrical parts and cause problems. He is going to replace some electrical
cable this week and we shouldn’t have problems for awhile. He went on to say
that even if we had a new lift the same problems could occur. This lift is
strong and well built. It just needs a bit of TLC.
The olive trees were trimmed last
week. I want everyone to know that the vendor trimmed the trees, cleaned up the
mess and removed the excess branches. He did not use our dumpsters. Domingo
has been trimming our olive trees and then spraying them since 2002. If the
olive trees are not trimmed prior to spraying we still get olives. The olives
drop on the sidewalks and are crushed by people walking on them. Then they are
carried into the rooms and deposited on the carpet. I will let people who are
allergic to chemical spray know with a phone call before the spraying is done.
It will also be on Channel 7 so everyone will know what is going on. This is
one job that we outsource because a license is required to use the chemicals
necessary to keep the olives from forming. One year I didn’t pay to have the
trees trimmed but just sprayed. I learned my lesson the hard way. There were
olives everywhere! We have 32 olive trees.
SRP was here this morning to check
our switch and transformer. We have requested that they bring an additional 400
amps of power to the main complex. We should have had the total of 800 amps all
this time as that was the original design. Because SRP had neglected to bring
us the appropriate amount of power, they will be upgrading our service. They
have said they would bring in more power on aluminum wire at no cost to us.
Because we only have two conduits from the transformer to the switch, they will
have to use copper. Aluminum would need three conduits. Copper is better than
aluminum so we are in luck. We will be billed for the difference in cost
between aluminum and copper. We should be getting a contract before too long.
The upgrade will have to wait until summer as the power will be off for a
considerable length of time.
