Manager’s Report
1-6-09

 

Today we have 816 spaces full, 696 owners and 120 renters.  Last year at this time we had 670 spaces full with 611 owners and 59 renters.  We have 29 new renters in since the beginning of the year and 35 owners.  Welcome to all of you who came in since Christmas.

We had two water leaks over the break, fortunately, both were irrigation and landscape was able to fix them both right away before we lost a lot of water.

We have been experiencing some difficulties with our pool heaters.  The heater in the big pool was out of commission for a few days, but is performing well now.  One of the heaters for the big pool has been making a loud shrill sound.  Both Marty and Bruce from Davis Pools were perplexed.  It was probably not bothering residents, but it was driving Marty nuts.  They finally took it apart all the way to the bottom and found a bad seal.

The gates to the pool area need to be kept closed. Not only is it a matter of safety, it is a state law.  The automatic closers on the gates have been adjusted again and should close themselves.  If they don’t, please be sure the gate closes after you.

Cable TV problems continue to plague some residents.  Most of the problems are programming.  Some residents can receive all the channels well on one TV but not on the second or third one.  The cable guys are working diligently to solve all problems as well as get all of the infrastructure completed.  Please try to be patient.  They will get it all working as soon as possible.  If you have problems, we have a sign up sheet in the office.  Connie or Ellen will be happy to assist you. 

We had to replace the 100 amp breaker for circuits in the kitchen.  I want to remind residents that even though we have the capacity for 400 extra amps, we have not pulled new circuits as yet in order to be able to use this extra power.  Just because there is a receptacle available does not mean that it needs an appliance plugged into it.  We need to plan out just how we are going to use the extra power we have, making sure we get it to the right places.  There is little doubt that we need more in the kitchen.

I met with the Street Committee and the estimator from Swaine Asphalt, Mike Trails, to start the process for this summer’s project.  I should be hearing from him soon about pricing. We hope that the drop in the price of oil will be reflected in the price of asphalt.    

We also had Scott Hamilton here for the tennis courts.  He will be getting back to me with a bid for this job and smoothing out a hump on the northwest corner of the west court.

We have had no heat in the Activities office or ceramics room for the last week or so.  A new part had to be ordered.  SKI will be here today to replace the part, if it is not raining.  Water and electricity do not mix well.  I understand that it is this same part that is malfunctioning in the Computer Room only that unit is original and too old to get parts.  We will have to replace this unit.

The Activities Office purchased a shed for storage of Christmas decorations and various other items.  It is located down at the dumpster area and will help a lot with storage problems around the patio area.  Good job Jan.
 

The deadline for Board of Directors applications is January 9.  Don’t be shy, the line forms at the right.  The Candidate’s Forum is scheduled for January 27th at 1:00 pm here in the ballroom.  This is a good way to get to know the board candidates and ask questions of them.
