Manager’s Report

This morning we have 902 spaces full, 763 owners and 139 renters. Last year at
this time, we had 136 renters and 744 owners for a total of 880 spaces full.
So, we are ahead this year.
I
am happy to report that the A/C heater unit over the computer room is being
replaced. Now, people using that room won’t be too hot or too cold depending on
the time of year. The new unit is called a split unit because half of the unit
is in the attic and the other half is on the roof. Many of you saw the crane
out here last week. Installation has been a real trick as the space is very
confined and the computer room receives a lot of use. This new unit will be
more energy efficient which helps with electricity usage. The cost of the unit
was $3800.
This past week was a busy one in the office. The election committee was getting
ready to deliver the ballots here in the park. On Thursday the committee spent
most of the day stuffing envelopes and loading the ballots in boxes in readiness
for delivery on Friday. The office staff made sure they had the copies needed
and the addresses necessary for mailing to those who are not here. The election
committee did a great job!
We have problems with people who speed. The radar sign has been out in
different parts of the park helping residents and visitors to be aware of their
speed. The sign works on batteries with a life of 48-52 hours, then it must be
taken back to the shop and recharged. The streets that present the biggest
problems are Mineshaft from the south gate, Motherlode from the east gate to the
complex, the east- west streets north of the main complex, and the perimeter
streets. Speeding is very dangerous for the health of your fellow residents.
We have people walking, riding bicycles, driving golf carts, motorcycles, and
scooters on our streets at the same time along with motor vehicles. If you are
in a car or truck, you are driving a lethal weapon, especially if you hit a
person on foot or a bicycle or even a golf cart. Please be careful, maintain
the speed limit of 10 mph. You don’t want to be the one that causes serious
injury or death to a neighbor. If all else fails we will have to go back to
speed bumps.
All traffic rules should be obeyed by all drivers and bicycle riders too. The
stop signs around the complex were looking a little faded and I feared no one
could read them any longer (since so many drivers were not stopping).
Maintenance is routinely painting and replacing the signs. PLEASE STOP AT ALL
STOP SIGNS. This includes the one at the south gate. Park Patrol volunteers
report that residents are not stopping when they come in the gate. Park Patrol
is also reminding drivers to go 10 mph.
Park Patrol and I held a meeting last week to drum up more volunteers. We are
all very excited to have nineteen new volunteers. People sign up to work a two
hour shift at the gate. We are also looking for volunteers to drive around the
park between 8:00 and 10:00 pm until the paid security arrives. As most of you
know, we have paid security seven nights a week from 10:00 pm until 5:00 am.
The south gate is closed nightly at 8:30 pm and opens every morning around 7:00.
The Dish Network people reported that almost everyone is getting the cable
channels well. Those residents that still have problems may still report them
to the office. Most of the problems now are poor connectors in the residences.
The Dish guys have spent hours and hours crawling under park models replacing
these bad connectors. Be patient, they will get to all of them eventually.
